ALTA/NSPS Land Title Surveys
These types of surveys must meet very specific requirements defined by the American Land Title Association and the National Society of Professional Surveyors. They are commonly used during a conveyance of commercial property.
Included in the "ALTA Survey" certification is the requirement that Professional Land Surveyors meticulously review title documents and perform a rigorous survey of the boundary and any improvements of the subject property. A finished ALTA map shows boundary lines, easements and other encumbrances, and details all improvements on a property. An "ALTA Survey" may be required when purchasing commercial properties.
A checklist referred to as "Table A Requirements" informs the surveyor what is needed on the survey.
*ALTA/NSPS Surveys require that a Title Commitment be provided to the surveyor prior to starting the survey work.
